Website Terms
Last updated: 3 October 2026
1. Operator
Turquoise Society is operated by Flexitest Ltd, registered in England and Wales under company number 07344798.
Registered office: 1 Perry Field, Kents Green, Tibberton, Gloucestershire, GL19 3AJ, United Kingdom. Contact: mail@flexitest.co.uk.
2. About Turquoise Society
Turquoise Society is being developed as a curated discovery service for villas and selective availability on Turkey's Turquoise Coast.
The current website is a development-stage service. It does not currently process accommodation bookings or accommodation payments and does not currently sell or combine flights, vehicle hire, excursions or other travel services into a package.
If the service model changes, these Terms and the information given to travellers will be updated before the relevant functionality is offered.
3. Direct owner or manager contact
We currently accept initial traveller and owner enquiries by WhatsApp or email. A sent enquiry is not a booking, reservation or promise of availability. Where a genuine listed property is involved, Turquoise Society is intended to make direct communication with the relevant villa owner or authorised manager simple.
Unless a specific listing or checkout process expressly states otherwise, any accommodation contract will be made between the traveller and the identified owner or authorised accommodation provider, not with Flexitest Ltd. The provider's booking conditions, cancellation terms, payment arrangements and property rules may therefore also apply.
Nothing in these Terms removes any responsibility that applicable law places on Flexitest Ltd, Turquoise Society, an owner, manager or other trader regardless of the description used on the website.
4. Property information and verification
We aim to present property information accurately and to apply the Society Standard before a property is described as verified. Owners and authorised managers are responsible for supplying accurate, current information and for telling us about material changes.
A verification or document-review process is a due-diligence measure, not a guarantee that a property, owner, permit, service or document will remain unchanged or that no defect, dispute or compliance issue can arise.
Prototype properties, preview releases and editorial demonstrations are not live accommodation offers and cannot be booked.
5. Private Releases, availability and price information
Private Releases are intended to represent genuine, limited availability supplied by an owner or authorised manager. We do not intend to manufacture scarcity or use artificial countdowns.
Availability can change until the accommodation provider confirms a booking. Reference prices, savings or comparisons should only be displayed where there is a reasonable, supportable basis for the comparison. The accommodation provider will confirm the final price, currency, payment schedule and booking conditions before a traveller becomes contractually committed.
6. Turkish short-term rental compliance
Turkish law regulates the tourism rental of residential properties for stays of 100 days or less and requires a tourism-purpose rental permit in circumstances covered by the legislation.
Before live publication, Turquoise Society intends to require appropriate permit and property information from owners or authorised managers and to display required listing information where applicable. The property provider remains responsible for maintaining the permits, registrations and legal authority required to offer the accommodation.
Turkish tourism, travel-agency and accommodation rules may apply differently depending on how a property or service is marketed and supplied. These Terms do not claim an exemption from any Turkish licensing or intermediary requirement.
7. Traveller responsibilities
Travellers should review the property description, location, access information, dates, price, cancellation terms and provider identity before agreeing to a booking. You are responsible for supplying accurate enquiry information and for checking passport, visa, insurance, health and travel requirements relevant to your trip.
8. Third-party services and links
The website may link to third-party websites or services, including direct communication tools and, in future, selected local partners. A link is not a promise that the third party's service is available, suitable or unchanged.
If you choose to use a third-party service, its own terms and privacy information may apply. We will not describe a third-party service as included in an accommodation price unless that is factually correct.
9. Intellectual property
Unless stated otherwise, the Turquoise Society name, website design, original text, editorial structure and other original website material are owned by or licensed to Flexitest Ltd. You may view and use the website for personal, non-commercial purposes.
You must not reproduce substantial website content, scrape the service at scale, republish property material or use Turquoise Society branding in a way that suggests endorsement without permission.
10. Acceptable use
You must not misuse the website, attempt unauthorised access, introduce malicious code, interfere with service operation, submit unlawful material or use contact details obtained through the site for spam, harassment or unrelated marketing.
11. Website availability
We may update, suspend or withdraw parts of the website, especially while the service is in development. We do not promise uninterrupted access or that every page, property or editorial item will remain available.
12. Liability and consumer rights
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence where such liability cannot lawfully be limited.
To the extent permitted by law, Flexitest Ltd is not responsible for loss caused solely by inaccurate information supplied by a third-party property provider, the independent performance of an accommodation contract to which Flexitest Ltd is not a party, or a third-party website or service outside our reasonable control.
If you are a consumer, your mandatory statutory rights are not affected by these Terms.
13. Privacy
Personal data is handled in accordance with our Privacy Policy. Information about browser storage is in our Cookies Policy.
14. Governing law and disputes
These website Terms are governed by the laws of England and Wales, subject to any mandatory consumer protections that apply to you. If you are a consumer resident elsewhere, this clause does not deprive you of protections that cannot lawfully be excluded under the law applicable to you.
We encourage you to contact us first so that a concern can be considered and, where possible, resolved without formal proceedings.
15. Changes to these Terms
These Terms will be reviewed before live accommodation enquiries, owner onboarding, payment processing or any broader travel-service functionality is launched. The date above will be updated when a revised version is published.
